Floor plans illustrate the size and layout of rooms, locations of doors, windows, fireplaces, stairs and cabinetry.
The foundation plan gives the dimensions of the structure required to support your home. All structural walls, beams and columns are drawn and dimensioned on this plan. All plans will include construction details for an Insulated Concrete Form (ICF) foundation. Should you require wood frame foundation (PWF) details, please contact us directly as each wood foundation must be designed specifically for the existing site conditions and may not be permissible in some locations. Walk-out foundations are considered "custom"' please contact us for pricing.
The roof plan shows the roof design, pitch, location of girders and skylights.
These drawings illustrate the exterior appearance of the home. They provide information about exterior finishes.
Cross sections are essentially drawings that are "slices" of the building. These drawings show how the building is put together and how the many levels of the structure interact.
Stair plans and sections show how to construct the stairs that connect different levels of the home. These allow the designer to ensure that proper widths and headroom is provided for.
The drawings provided show the location of outlets, switches and fixtures. The actual electrical design is the responsibility of the electrical contractor that you employ.
All plans can be "mirrored". An additional $75 fee is charged to "mirror" your plans.
Standardized plans do not include millwork design. Should you require this, please contact us directly so that we can arrange to provide this service to you. Pricing for this option will be quoted on a project-by-project basis dependant on the scope.
**Please note that our plans are drawn in compliance with the National Building Code of Canada. Because building codes vary dependant on location, some drawing modifications may be required. Should your municipality require additional engineering or have additional bylaws restricting construction, it is the responsibility of the homeowner to provide and comply with these requirements. Please consult your local building official prior to construction.
**It is the responsibility of the contractor to ensure construction is in compliance with all local building codes.
This is typically enough copies for the average construction project with a general contractor. However, if you are contracting the job yourself, you may want to order additional copies for procuring bids. You will be required to submit one copy with your building permit application as well as one copy to the bank (if you require financing).
A standard set of drawings is included with each design.
